In addition to the advantages of not needing to use your car every time you want to go the beach or get a bottle of milk, there are no parking charges to pay as we are fortunate to have a private driveway.

Primrose Brae is ideally situated on the edge of Exmoor countryside. A cosy, centrally heated semi-detached family house located on the North Devon coast path within yards of the beach and shops of Combe Martin. At the foot of Little Hangman hill, Primrose Brae offers easy access to the town, whilst enjoying slightly elevated views from the south facing balcony: east towards Exmoor and west across the bay.

Two minutes' walk from beach; three pubs & shops even closer; on the North Devon Coast Path; excellent dog walks; south facing balcony, on the sunny side of the Combe; children welcome; excellent mobile phone signal; off road parking (private drive; Barnstaple nearby.

Extremely well equipped and furnished to a high standard. Full central heating throughout at your control for assured cosiness all year. The cottage has fitted carpets and is tastefully furnished throughout. Cleanliness is guaranteed.

Ground floor Entrance hall, with access to garage and utility room with washing machine. Separate WC. The garage could accommodate a trailer, push bikes or a fully inflated dinghy ready to be carried the few yards to the beach.

First floor Front sitting room: large, fully furnished, including leather sofa, two leather armchairs, coffee tables, TV, digital free-view channels via satellite dish & VCR. The room will seat six comfortably. Balcony: With table for six, chairs and sun lounger.

Dining Room: With access to rear garden; dining table and chairs for six.

Kitchen: Fully fitted and well-equipped, with electric cooker, microwave, fridge/freezer, toaster, filter coffee maker, ample crockery, utensils etc and access to rear garden. TV point.

Second floor Bathroom: Fully tiled, with jacuzzi bath and electric shower.
